One of the FIRST and of course most important steps in purchasing a home is acquiring your financing. Unlike what people will lead you to believe, getting pre-qualified for your mortgage is actually a step that can be simple, quick and a great learning experience.

Let's Go House Hunting

Now that we know how much you can spend, the size and style of house you're looking for, and the area you prefer, the search for your perfect home can begin! We will search for homes currently available for sale that fit your criteria, in the areas you request, then preview them to narrow the search. We'll make appointments to view the selected homes with you to choose which one best suits your needs. After you choose the right home, we'll work with you to write an offer to purchase the home.

We'll MAKE YOUR OFFER based upon the current market conditions.

WRITING THE CONTRACT is a step that we'll all work on together. Some of the specific information that we'll need to complete the contract is:

*Your Legal Name (or how you want the property titled)

*Agreed Upon Purchase Price

*Amount of Earnest Money

*Personal Property to be Included in the Purchase

*Personal Property to be Removed from the Premises Before You Take Possession

*Closing Date, Inspection Deadlines, Appraisal Deadlines, and ANY Other Deadlines that Must be Met to Accomplish the Closing on the Specified Date.

IN ADDITION to the actual contract, there will be several additional forms which must be completed at the same time, and others which will be submitted with the contract.

The EARNEST MONEY DEPOSIT is required at the time a written offer is made.

A HOME INSPECTION should be arranged quickly after the written offer has been accepted.

A HOME OWNER'S WARRANTY is an insurance policy that protects against repairs or replacement of certain appliances, heating, plumbing or electrical items for the first year you own the home.

RADON TESTING is required in certain areas of the country.

TITLE INSURANCE is required on all property in Colorado and is normally purchased by the Seller.

THE CLOSING on your home is the actual transfer of the property from Seller to the Buyer, and will take place on the date specified in the sales contract.

POSSESSION of your new property will take place when agreed upon in the sales contract.
